Castro Valley is the largest community in unincorporated Alameda County. Nestled in a confluence of canyons, Castro Valley is loosely bounded to the South by Grove Way, and to the West by an irregular border that runs to Fairmont Ave, and turns East at Chabot Park and runs along Redwood Rd to Moraga.
Castro Valley Then
Castro Valley is named after Don Guillermo Castro, a soldier in the Mexican army and a rancher. Castro Valley was part of the original 28,000 acre land grant given to Castro called Rancho San Lorenzo. This land grant included Hayward, San Lorenzo, and Castro Valley, including Crow Canyon, Cull Canyon, and Palomares Canyons. Castro had a gambling habit and had to sell off portions of his land to pay gambling debts.
Palomares School was built at the mouth of the canyon in 1868. Probably the first business in Castro Valley, called the Exchange, was located on the corner of Grove Way and Redwood Road (where the Presbyterian Church now stands). One of the most notable periods in Castro Valley's history began in the early 1900s, with the ranching of chickens. At this time there were only 373 families living in 57 homes.
Ranching continued to be the main industry until the end of WWII. The Castro Village Shopping Center, developed by R.T. Nahas in 1949, replaced barns and tomato fields. In 1951 construction started on the largest building in Castro Valley, Eden Hospital. It took 3 years to complete. The Eastern side of town has truly developed due the acceptance the Columbia, Palomares Hills and 5 Canyons housing developments.

Castro Valley remains a community that keeps a foot in its history while making the most of the present. Ranches in the canyons compliment the pastoral feel of its many neighborhoods and the community comes alive for its annual rodeo. Paul has over 35 years of experience in real estate buying, selling and property managing along with almost 20 years of a corporate background in finance as a director in quantitative research and portfolio management.
Just prior to the world financial crisis in 2008, he left Wall Street before the collapse to work on Main Street where his passion for helping people with their real estate investments aligned with his priorities of serving the community and spending more time with his family.
Paul and his wife, two kids in college and two dogs have lived in Piedmont since 2005 and prior to that in West Danville, Oakland, Emeryville, Berkeley, Fremont, Hayward and San Francisco.
Born in Taipei, Taiwan, Paul immigrated to Buenos Aires, Argentina as an infant in 1969 and then moved to New York City, where he grew up in Queens and Long Island in the 70’s and early 80's. After moving to the San Francisco Bay Area, Paul attended Moreau Catholic High School in Hayward and graduated from U.C. Berkeley before launching his career in finance and then real estate.
He learned about real estate investing and property management as a Cal student at age 19 when he was a resident manager of a 49-unit apartment building in Berkeley. Paul then started buying and owning his own real estate at the age of 21.
Since then, he has bought and sold over a dozen of his own homes and income properties having skin in the game as well as serving his high-value clients throughout the S.F. Bay Area, including Silicon Valley and the Santa Cruz County.

We had an unpleasant experience with a previous broker, which appeared to be the seller's agent as opposed to ours, and when we spoke to Paul to set our expectations, he made it very clear that he would look after us as if it was his own money on the line. Paul was our property manager for renting our house and also our broker for later selling it. Throughout all our dealings he has been entirely professional and responsive to all our questions. When we moved out of our house and started renting it, it was the first time we had rented out a house. My 85 year old mother was lost in a sea of debt and declining health when we first met Paul Tiao. My sister had found him over the Internet, when looking for Christian realtors. That was important to us, and perhaps, not as much to mom, initially.
At our first meeting with Paul, together with mom, Paul brought homemade cookies and a friend my mom's age. This initial meeting was so important to us all. It was the moment when I explained to mom her critical financial situation and her need for more constant medical care. The most wonderful thing about Paul is that he doesn't speak until he needs to, but he listens well, and he did so that first day, when mom signed the paperwork and we began the process. My mom liked him immediately.
Our journey to the sale of our family home was not easy. My pregnant daughter and her partner lived in my mom's home and were her caregivers. There was a tenant as well. There was quite a bit of repair that needed to be done. We needed a kind, patient, and flexible realtor, and Paul was all of the above. We had to move people from room to room to complete work. Paul was always available to our family. I live 3 hours from Berkeley, and was completing much of this long distance. He filled in for me. I was most grateful.
Throughout the bids and the paperwork, Paul remained calm and kind. He became a part of our family, asking often about our family members and my granddaughter. It really was a family affair. The sale of our family home, in which we were the only family to have lived there, until sale, was a family journey.
We cannot be more grateful to have had Paul by our side. He was certainly an encourager, a prayer warrior, and a friend, and most importantly, a realtor who was able to get us more for the house than we initially expected without having to pay costs which we could have.

Paul is really awesome to work with, we wanna look a bunch of places all at once, Paul actually managed to schedule 8(3 more than I asked) places to look in one day, it was a really fun day, we were able to compare all places in my list and some more, then we scheduled another day with 5 places, and finally find our place! We are first time buyers so got confused in a lot of places, Paul was hand holding us the whole time, explained the whole process in depth. Negotiating with sellers wasn't fun either, I'm so glad we have Paul on our side with this!
